Quotations are hereby invited for the provision of general HVAC maintenance services for a period of 2 years. Scope of work: This includes, but is not limited to: Preventive maintenance: The contractor shall, as a minimum, provide the following services: • Systematically inspect and maintain the building"s HVAC infrastructure in compliance with the provisions of the Occupational Health and Safety Act (OHS Act) and in accordance with the relevant Manufacturer’s or Constructor’s Operating and maintenance manuals at prescribed intervals; • Ensure all HVAC facilities operate within the original or revised design specifications and performance parameters; • All maintenance work of a technical nature must be carried out by “Competent Persons”, These individuals must be directly employed and supervised by the contractor. Repairs, replacement, and spare parts: • The contractor shall supply, repair, and replace all parts, components, and consumables made necessary due to normal wear and tear, as deemed necessary in accordance with the terms of this agreement and manufacturer specifications; • All replacement parts must be original, properly designed, manufactured, and fit for purpose; • Parts must be replaced timeously to minimize system downtime and avoid unplanned breakdowns; • The contractor is required to ensure that HVAC system downtime is minimized, and that building operations are not unduly disrupted.
