Bids are hereby invited for Hatfield Campus: Senate Hall Renovation. Scope of Work: The scope of work for the Senate Hall renovation project entails a comprehensive upgrade of both the functional and aesthetic components of the Senate Hall and its immediate surrounding areas situated within the University of Pretoria’s Hatfield Campus. The objective is to modernize the facility while addressing regulatory compliance requirements, enhancing user experience, and aligning with the University’s broader vision of excellence and inclusivity: a) Senate Hall (Main Assembly Area - Phase 1): • Interior Finishes: Replacement of outdated carpets, repainting of ceiling surfaces, and refurbishment and minor adjustments to existing joinery to enhance aesthetic appeal; • Construction of an in-situ ramp. and podiums to update floor levels; • Ceilings: Demolish a small section of a bulkhead and make good the ceiling, paint entire ceiling area; • Electrical and Lighting: Full LED retrofit, and minor lighting to new wall elements and floor lighting. New Euro plugs to seating areas to allow for user comfort, and complete rewiring of all existing electrical fittings. New DB board; • Fire Compliance: Retrofit of all emergency exit doors with compliant panic hardware; implementation of appropriate signage and elimination of locked escape routes. Adding suitable hardware to assist with opening doors; • Mechanical installation: New HVAC and Fresh air unit to be installed with some minor adjustments to ducting; b) Entrance Foyer, Ablutions, and Kitchenette (Phase 2): • Milling Area: Upgrading of wall finishes; installation of a closed-up wash-up area; removal of roller shutter door, provision of full-height sliding glass doors to enable flexible use during events; • Kitchenette: Refurbishment to accommodate warm-up service functionality, including glass-front display fridges and a large microwave. Introduction of an ice bucket sink and dedicated lighting enhancements. And joinery additions and improvements; • Ablution Facilities: Full refurbishment of male, female, and accessible bathrooms, including replacement of vanities, ceramics, mirrors, and stall doors with more contemporary, durable finishes. The layout and floor finish will be retained; • Mechanical Systems: Redesign and installation of compliant mechanical extraction in the ablutions and kitchen; • Access and Inclusion: Retrofitting external access routes and entrance landing to meet SANS requirements for universal accessibility, including removal and correction of all locks and changes to thumb turns; c) Safety and Electronic Systems: • Fire Detection: Verification and upgrade of the existing L1 fire detection system. Installation of tamper-proof seals and compliant signage; • Access Control & CCTV: Installation of controlled access at the main entry point, supplemented by enhanced CCTV coverage to protect newly installed conferencing equipment; • Signage: Provision of statutory signage in accordance with SANS 10400-T, including fire exit and assembly point indicators. Brass signage for Senate Hall and provision for curated artwork displays; d) Compliance and Certification: • All internal wall, floor, ceiling, and furniture finishes will comply with SANS 10400 Part T requirements for fire performance in unsprinklered public assembly buildings.
